Prices come from HM Land Registry’s Price Paid Data, which records homes sold in England and Wales for their full market value. Sales reach the register one to two months after they complete, so the latest weeks always look quiet. Some sales are left out, such as right-to-buy sales and transfers that aren’t sales. “Other” covers sales the register doesn’t class as a house or flat, often shops, offices or land sold with a building.
Each area is a circle round its middle, the same as on its MeBabber page, so neighbouring areas can share some sales. The middle price is the median: half the homes sold for more and half for less, so one very dear sale doesn’t drag it about the way an average would.
